This page explains, in plain language, what you get from us and what you do not. The point is that you know exactly what you are getting before you order.
otthonai.hu is a decision-support tool for buying a home: you give a Hungarian address, or type the property's details in by hand, and shortly afterwards you get a structured analysis of one specific property. The analysis lists at 1000 forint, but until our billing goes live we do not ask you to pay for it — until then you can order it free of charge.
The same content in Hungarian and English, from the same single analysis; switching language starts no further analysis and costs nothing more.
This is the most important section. The analysis is indicative, and is not a certified appraisal. In Hungary only an authorised, registered expert may issue a certified valuation.
The analysis cannot be used for a bank's credit assessment, for official proceedings or for court proceedings. Nor are we an estate agent: we represent neither seller nor buyer, and we act on behalf of neither.
The analysis is assembled by artificial intelligence. It sees only what you give it and what appears in public data sources — it cannot see hidden defects. Estimates are probabilities, not facts, and they can be wrong.
The numeric scores and ranges are not invented by the artificial intelligence: our own code computes them from public data, always by the same rules; the artificial intelligence only puts them into words. We never show an invented price history.
The final decision is always yours. The report complements a viewing and a professional survey; it does not replace them.
The service is not investment advice, not mortgage brokerage, not tax advice and not a financial product. We give no guarantee of yield or return; we give you organised facts and a reasoned opinion so you can decide with more confidence.
We work from public and official sources: the public price reference of the Hungarian Central Statistical Office (KSH) property database, open map and transport data, and what you provide yourself.
We do not copy listings from other property portals into the marketplace: the marketplace carries owner listings only. On advisory surfaces we may show listings running on another portal as examples, always naming the source and linking back; we store those only briefly and never build history from them. We do not publish individual "similar listing" price comparisons — instead we show the public area-level price reference, always naming the source and the geographic level it covers.
Listings on our own marketplace are posted by the owner or by a person the owner has authorised; that data is first-hand.
When that happens we say openly in the analysis you ordered that the point is unavailable — we do not guess and we do not fill it in with speculation.
Permanently unavailable: the individual listing comparison and rental yield, because those would need other portals' listing data, which we do not collect; and the school-catchment score, because there is no accessible, lawfully usable data source for it today.
If the summary cannot be produced, or if we cannot evaluate even two thirds of the points examinable for that property, we automatically refund the full fee paid to the payment method you used. You do not have to ask, and there is nothing for you to arrange.
While the analysis is free of charge there is nothing to refund: we ask nothing for it, before or after.
